Why you should market your property over Christmas

Back to news

The holiday season may appear to be a quiet period for the property market, but that’s far from the truth. In fact, Christmas is one of the most active times of the year, with millions of people searching for new homes. As soon as the last Christmas cracker is pulled, people begin looking for new houses, which is why the phrase “new year, new home” has become so popular.

During the first two months of the year, there is a flood of new properties on the market, resulting in a 2% drop in property prices on average. For instance, if you’re asking for £250,000 for your property, you may see a £5,000 reduction due to this price impact. Losing out on this valuable asset may jeopardise your moving budget and decrease your chances of finding your ideal property. To secure the best offer, we advise you to take action now and contact your local Sims Williams branch to help get you moving.

Based on our experience, showcasing your property to potential buyers in December puts you one step ahead of the competition and increases your chances of closing a deal close to the asking price.

If you’re a landlord, putting your property on the market before Christmas allows you to be prepared for students starting university in February and those seeking a new adventure in the new year.

According to Rightmove, there was a record-breaking number of visitors to their website during the festive season, with website traffic increasing by 231% between Christmas Day and New Year’s Day in 2022. In the previous year, the 30th of December was the website’s busiest day of the year.

Remember that it takes time to prepare your home and create a marketing campaign, including taking photos (before the Christmas decorations go up!), preparing floor plans, and commissioning Energy Performance Certificates (EPCs). Click here to find out more about how Sims Williams creates a bespoke marketing plan for your property. To stay ahead of the competition, it’s critical to prepare your property for sale as soon as possible. The average time to sell a property is 20 weeks. Find out how we can help speed up your sales process.

Don’t wait until the new year to take action, or you could miss out on potential buyers. Take advantage of the busiest time of year in the property market and make sure your property is in the running before the turkey goes in the oven!

Here are some tips and tricks for preparing for a move: start early, organise and declutter, and share your excitement with friends and family. For further advice, have a read at our blog The Ultimate Moving Home Checklist.

What our clients say

HOUSE SALE

The service I had from the staff in Sims Williams Walberton office was exceptional. They guided me through the whole process from preparing the house for marketing to concluding the sale. A very smooth, quick and trouble-free sale. Thank you to everyone involved.

Great service

Sims Williams were great with me right from the start of the process through to completion. They were patient in explaining things to me and demystifying some of the jargon as a first time buyer. They were always happy to go the extra mile and add nice touches, such as offering to visit the property to check the kitchen appliances on my behalf when away and giving me a thoughtful complimentary gift on completion. But most importantly they were efficient and got things done. I'd have no hesitation in recommending them and Megan who was in charge of my move was terrific.

Would definitely recommend!

I had been with another agent for quite a long time and was being messed around. When I decided to instruct Sims Williams they got very quick results and I had accepted an asking price offer3 days later. Linda and Louise were very proactive and efficient and I would highly recommend them.

Absent Landlord

I live in the United States, so I cannot manage my property in West Sussex. Sim's Williams has been managing this property for just over a year now. I cannot adequately express my gratitude and pleasure in the service I have obtained. I highly recommend Sim's Williams.
