What does your daily routine look like? 

We caught up with Susie Jones, Senior Property Consultant from Sims Williams’ Bognor Regis branch, and she shared an insight into her working day:

“We usually start with a morning coffee and team debrief from the previous day- setting the plan of action for the day. Overall, my job is centred around communication – it’s non-stop! There are so many moving parts, and people, in the home-buying and selling process; everyone needs to be kept up to date with news and developments otherwise the communication chain breaks down. I love the variety my job offers through working with so many people and being in constant communication, it’s how relationships are built and trust is formed. On Friday last week, I offered to pick up some paperwork from our vendor who is selling her property. She has been unwell so was unable to drop this off to her solicitor. It was a small gesture from me but made a big impact on this particular vendor. Every day can be varied and getting out and about is what I like so much about the job. It helps me become a better agent too. I have weekly catch ups with vendors and follow up calls from viewings which takes up a large part of my week, speaking to both parties – gathering feedback and then reporting back to owners (hopefully bringing an offer with me!) When we have had a particularly good week we sometimes celebrate with a beer in the office which is a fun way to kick-start the weekend!”

Melinda Fretter, an integral part of the Land and New Homes Team lifted the lid on what it’s like to work in this part of the Sims Williams team:

“No day is the same in my role as a key part of my job is dealing with people, so my diary can change in an instant and is heavily reliant on other people’s schedules. As a Sims Williams land agent, we get a good balance of office based tasks and site visits. I regularly visit various types of landowners to discuss their sites and any development opportunity, whilst also gaining an understanding of their needs and expectations too. The land opportunities we visit vary from gardens and possible land assembly to large open plots as well as Greenfield, Brownfield and commercial property sites .

As well as subject-to-planning sites, we also work with landowners on the disposal of their sites that have permitted planning to find them a suitable buyer .

More ‘in-house’ jobs include monitoring the local planning applications and data whilst communicating with our landowners on planning applications that have been submitted on their land.

Working with SME developers is also a key part of my day, whether it’s discussing new land sites with them or catching up with them on land they have in planning as well as development sites where they have commenced construction”.

You’ve just listed my property on the market, now what happens?

In a nutshell, here’s an insight into what goes on after your instructions have been received by Sims Williams.

  • Your property details are discussed in detail in our daily Morning Meeting.
  • Our sales team familiarises themselves with your property and completes necessary forms.
  • Professional photos and a walk-through video are taken, along with arranging an Energy Performance Certificate.
  • You approve the sales brochure before we go live on property portals and circulate details to potential buyers.
  • We arrange viewings and provide feedback afterward.
  • When an offer comes in, we verify the buyer’s position and finances.
  • If everything checks out, we proceed with solicitors and keep you updated throughout the process to make your move as stress-free as possible.

Where are the team members from?

The vast majority of our teams are from within the Sim Williams catchment area and are fully aware of our communities and the benefits on offer. Many of our staff have had children go through schools locally so we know all about that. Likewise, with out of school activities such as sports clubs and other social activities. Having lived and worked in the area for many years, we’re well positioned to offer help and advice.

“That’s simple, it’s all about the staff. We are fortunate to have some of the most experienced estate agents in the area, that combined with some wonderful young estate agents and a ‘nothing is too much trouble’ ethos. We work in a very stressful profession dealing with people at their most vulnerable and with the pressures moving home can bring. It’s so important to us that we genuinely enjoy coming to work and helping people move house”.

Tell me about the significance of staff qualifications and how does Sims Williams support ongoing career development?

We encourage all our staff to sit industry recognised exams both in the Sales and Lettings side of our businesses. From initial apprenticeship schemes through to the National Association of Estate Agents exams. The property industry is sadly unregulated, it is our strong belief that the profession should become regulated to protect the public. Until then, we will do our best to make sure our staff are qualified and have access to the appropriate resources.

We are fortunate that both the NAEA and the major property portals provide useful legislation and training videos and courses which staff have access to, to help better their knowledge and skill sets. NAEA and MARLA members are required to carry out a minimum of 12 hours CPD per year.

Outstanding Service

We sold our first home of 9 years, and bought our new forever home with Sims Williams. The service provided by John and team was outstanding. We had a very long and at times, stressful sale/purchase, however, John and his team kept us up to date as much as possible and the communication was brilliant. Excellent service from the Arundel offfice.

All the staff in the Arundel office were very professional, friendly and easily contactable. It can be a stressful time selling a house but Helena and Lynn were very reassuring and chased up any queries promptly and efficiently.
