As with any purchase, buying something ‘Brand New’ is often just that little bit more exciting. We spoke to Malcolm Somner, Senior New Homes Consultant for Sims Williams to ask him a few of the most popular questions we hear from local buyers. Malcolm is currently based at Oakley Green, a stunning development in Lavant with wonderful rural views, with over 35 years’ experience in selling Brand New Homes, we asked for his advice on buying a New Build Home.

What are the key advantages of buying brand new?

The main benefit is that everything is brand new! It’s so nice to move in and put your furniture down without having to worry about any alterations or improvements that people often make when buying a resale property. From freshly painted walls, brand new flooring a stylish kitchen appliances that have yet to see a saucepan, it really is a wonderful feeling. Also, these days developers are not building ‘estates’, in the main, they are creating communities. There are advantages with the buying process too, no forward chain, the developer is not going to ‘gazump’ you and you will also have an experienced development professional helping you to chase any potential chain below you removing a lot of the stress that can be involved with buying a home.

What guarantees do you get with a new build property?

As well as an insurance backed New Build certificate which protects you from faulty building works, all appliances and heating systems will come with a guarantee period proving you with peace of mind that you’ll have no unsuspected costs in replacing or repairing as you can sometimes get from a re sale property. In addition, most developers offer an extensive two year internal cover for the whole house for warranty against any poor workmanship or defective fittings. However your new home will have undergone rigorous inspections prior to your occupation.  

New houses are built so quickly, how can we be sure of their quality?

It’s true that building a house from foundation to chimney pot (some still have them!) is a much faster process than it was in the past, this doesn’t mean that the quality is any less, quite the opposite, building processes, advances in materials and more energy efficient heating systems mean that sound proofing, running costs and the impact on the environment is so much better than in years gone by. 

What facilities come with a new build site?

Planners do thankfully take into consideration the needs of todays buyers. Not only will there be conditions of providing suitable open space and/or play facilities, but there will be provision made in the form of an estate charge to ensure these facilities are in place for years to come which can only help hold a property’s value for the future.

What would be your best advice for someone considering reserving a new home.

 It would have to be ‘do your research’ some sites look so very appealing when the build first starts, only to change at ‘Phase 2’, ‘Phase 3’ etc etc. Once you have identified the plot you require, get yourself into a strong position by getting your finances in order, secure a Mortgage Agreement In Principle and finding a buyer for your own property if needed. Once in a strong position, don’t be afraid to ask if there are any incentives on the site, remember, developers are always keen to sell – you might just be lucky! Most importantly, enjoy buying your new home, it’s not something you’ll do every day. It’s an exciting time and so rewarding when you pick up the keys and move in.

Me and a friend recently went through Sims Williams to view some newly renovated apartments in central Chichester. David was with us for our initial viewing through to our tenancy signing and was incredibly helpful and prompt with communication throughout.
