At first thought, moving home with children might seem about as enjoyable as standing on a Lego brick barefoot. It’s a life-changing event with many moving parts and at times stressful; bringing little ones through the process adds another piece to the puzzle and weighs on your mental load. In a recent conversation with owner of Sims Williams, Richard Moores (MNAEA,) he reflected on some of the families with small children that have sold and bought homes with Sims Williams in the last 25 years. Some of those children have returned years later as first-time buyers. “We’ve been around a long time now. We know what we are doing, and we do it well. I think the fact that we have moved generations of families is testament to that”.

Over the years, the team have found there’s a handful of tried and tested tips to help moving with children feel more like an exciting adventure rather than something that seems straight out of a horror film. If you’re looking to move home with children, try using the following 4 tips to stress less and enjoy the process:

Adults only

Moving home undoubtedly affects the whole family however it is not advised to have children present during initial house viewings. As hard as it sounds, children are a distraction. First impressions matter and when you’re seriously considering a property you need to focus and minimise the distractions while you’re there to take in the surroundings and ask relevant questions. For younger children, it can be confusing and not the most engaging experience either – why can’t they jump on the beds and play with all the new toys they’ve not seen before? There’s a lot to be said for not showing property to children until after an exchange has happened but ultimately it’s your decision.

Communicate from the early days

Communication remains a number one priority in the house moving process. Children will view things differently to adults especially at different ages. For some children, a house move is an incredibly emotional and almost scary concept especially if you’re moving from the only home they’ve ever known. It can be unsettling but clear communication, and taking the time to let children ask questions even as simple as “can I take my toys with me?” can transform the process into an exciting experience for the whole family. Over the years we’ve seen moving home turned into all sorts of games, family adventures and voyages!

Plant the seeds

Try visiting the new neighbourhood with your children ahead of the move to explore the area, local amenities, and build familiarity. Consider this as a soft selling exercise to your children about the new location and make sure that you are engaged and excited as they will pick up on this too. Visit school open days if applicable, and arrange playdates or meet up with friends. Make the most of social media too and join local community groups if you’re moving out of the area to get to know the local network and see what groups and activities are available.

When the big day arrives 

Keep the kids away. Get the physical task of moving completed without them on-site – ask a friend or family member to look after them if they’re not at school. 

Prioritise getting their bedrooms organised and have some of their favourite items on show to create a more familiar setting. Top tip for packing up your previous home – keep these boxes separate and in your possession so they’re more easily accessible when you reach your new property. A really effective way to get children engaged and excited when they do return to the new home is buying a ‘moving in’ present. A member of the team at Sims Williams tried this first hand and shares “as adults you’ll be treating yourself to making changes to your new home, it’s only fair that you treat the children too – a new ‘cabin bed’ did the trick for my boys”.
