How Sims Williams will value your property

When you invite us to value your property, we’ll do our homework before we step foot into your home.

We are committed to providing accurate valuations that attract the best potential buyers and fit in with your desired timescales and needs for your onwards move.

Some agents will give you an inflated valuation price simply to win your business – only to persuade you to reduce the price substantially four weeks later because you’ve had no interest from potential buyers.

We’re always happy to start marketing your property at the top end of our suggested valuation range or at a price you suggest and carefully monitor the pricing as part of our regular marketing reviews of your property.

 

We’ll do our research

Unlike some agents, we won’t just look at websites that record previous sale prices for homes in your street.

We will look at our own records of similar properties we have sold in your street, remind ourselves of the different features and conditions of each property and the priorities of each seller at the time of the sale.

This helps us to understand whether the sale price was influenced by a desire to move quickly or perhaps reflected the fact that the property required some modernisation.

We will also take into consideration the “extra” features some properties may have boasted which may have boosted the value. For example, an extension, conservatory or brand-new kitchen.

We’ll look at potential new developments and infrastructure improvements that have or could affected house prices in your area – either negatively or positively.

This may include referring to Arun District Council and Chichester District Council’s local planning policies to check what developments are on the horizon and could have an impact on the current and future value of your home.

The ongoing uncertainty over Brexit impacts consumer confidence and is slowing down some areas of the housing market.
