We all want to achieve the maximum amount of money when we sell our homes.

But, going with the estate agent who quotes you the highest suggested asking price for your property is no guarantee that you’ll end up with more money in the bank when you complete on the sale.

 

Why do estate agents price properties differently?

Unfortunately, there are some estate agents who will promise you a higher price than any other agent simply to get your business.

And some people agree to a higher commission level because they believe the increased amount they’ll receive from the sale will offset this.

But, there is always the danger that if you don’t achieve the high asking price, you’ll still pay a higher commission level when you have to drop the price to attract a buyer.

 

How do good estate agents value your property?

At Sims Williams, we don’t tell customers what they want to hear, unless we can back it up with facts and figures.

When it comes to providing a market valuation, we take a structured approach, based on our 35 years’ experience of selling homes along the coastal strip between Emsworth and Climping.

 

Study local housing market statistics

Before we step into your home, we will already have done our homework.

Whether you live in Arundel, Walberton, Chichester or any of the beautiful villages in between, Sims Williams will have reviewed house sale prices for similar properties over the last 12 to 18 months.

We use our own records and detailed analysis we can access from industry sources like Rightmove and the Land Registry.

Our research includes looking at asking prices against the agreed sale price and the time these properties spent on the market.

We’ll take into account access to and the quality of local amenities, including schools, health and leisure facilities.

We also look at the supply and demand for similar properties in your area – if there’s a shortage of homes like yours, this will increase demand from buyers.

We’ll talk you through our research when we come to value your property.

 

Visiting your property to provide a valuation

Thanks to the effort we put in before coming to value your property, we’ll already have a ballpark property valuation figure as a sound starting point.

Once we’ve had the chance to look around your property through the eyes of a potential buyer, our recommended asking price will be based on the following: –

  • Overall condition of your property – an immaculately presented home will fetch more than a property that needs structural repairs, decorating from top to toe, or even an untidy property.
  • Number of bedrooms – if you’ve adapted your home and reduced the number of bedrooms compared to similar properties, this may affect the asking price you can hope to achieve.
  • Living space – properties with good living space that flows nicely and can meet the needs of different potential buyers usually sell quickly. Depending on your target market, that could mean an open plan kitchen and dining room to accommodate growing families or a cosy lounge and separate rooms to appeal to older buyers.

Excellent service

Last year Sims Williams arranged a tenancy for us. This went really well. The tenant was a great fit for our property (a small, old cottage which is suitable for a tenant who cares for it as much as we do!).
